General Summary


  • Entire roof replacement
  • Lifting/heightening of the front of the front porch roof by approx 40cm.
  • Redo front porch, keeping as much existing material as possible.
  • Remove small wall/doorway area between current lounge room and kitchen (including cabinets around the master bedroom entry)
  • Repairing and securing of structural issues at the front left corner of the house (foundation and corner of house is sinking
  • Leveling and securing all original floors, repairing boards and refinishing
  • Repairing all internal and exterior walls
  • All new electrical and electrical layout, including addition power points in all rooms

  • Replacement of sunroom and bathroom2/laundry (Extend laundry further into sunroom as Pete suggested)
  • Addition of back veranda (concrete slab to be continuous from sunroom to veranda)
  • All new ceilings

  • Refinish existing doors and door knobs

Roofing

Roof


  • Entire roof replacement with colobond (or similar) - Color: Shale Grey by Colorbond
  • All new guttering and downpipes - Color: Bluegum by Colorbond
  • Leave eaves open (as they currently are)
  • Taking roof to edges of wall and creating a new and separate front porch roof that joins the wall in under the new guttering and sits about 30-40cm higher than the current front porch roof.
  • Straighten roof beams as needed
  • Keeping in mind that the back sunroom is being rebuilt (Pete suggested lifting that part of the roof higher as well if not adding cost)

Wall Removal & Brick Repair


  • Remove small wall/doorway area between current lounge room and ​kitchen (including cabinets around the master bedroom entry)
  • Wall removal should go all the way to the ceiling.
  • Pencil markings are currently on the wall to remove with “approx” markers
  • Repairs for sinking wall/foundation at front left of house
  • Repair of all mortar where needed

Wider boards are a ​preference. Lighter colored ​hardwood or engineered ​hardwood.

Contact Dianna if you’ve already ​arrived at this part of the project ​and need details. Things to ​remember: outdoor ​shower/bathtub will be on the ​back porch/decking area. A ​plunge pool may be installed at ​some stage.

Don’t forget to replace back tap ​since the old one will be gone ​when the slab is laid.

Fixtures are to be very specific ​and chosen right before time of ​install.
